Thinking about living in Arvada? You’re not alone. Arvada is one of the most popular places to land just outside northwest Denver. Most buyers I work with end up comparing it to one of its two neighbors: Wheat Ridge to the south, or south Westminster just across the border to the east. Here’s how Arvada stacks up against each in 2026, and how to decide.

Living in Arvada: The Quick Overview
- Typical home value: about $600,934 (Zillow, August 2026), down 2.1% from last year
- Median sale price: about $650,000, with homes selling at about 99.6% of list price (Redfin, July 2026)
- Pace: homes typically go under contract in about 20 days
- Neighborhood range: from about $585K (Apex) to about $854K (Double E Ranch)
Arvada’s biggest draws are Olde Town Arvada, one of the metro’s best historic downtowns, and the G Line commuter train from Olde Town to Denver’s Union Station. Housing ranges from mid-century ranches near Olde Town to newer construction in northwest Arvada, including Candelas. Most of Arvada is served by Jeffco Public Schools, but always check the boundaries for a specific home.
Arvada vs. Wheat Ridge
These two Jefferson County neighbors are close in price but very different in feel.
| Arvada | Wheat Ridge | |
|---|---|---|
| Typical home value | $600,934 | $595,582 |
| Change from last year | −2.1% | −2.5% |
| Typical time to pending | ~20 days | ~18 days |
| Sales over list price | 31% | 42.5% |
| Feel | Larger city, historic downtown, lots of newer subdivisions | Smaller city, bigger lots, mid-century character |
Zillow data: Arvada as of August 2026, Wheat Ridge as of July 2026.
Living in Arvada Is a Fit If You Want…
- A walkable downtown with restaurants, breweries, and year-round events like Trick or Treat Street
- More housing choices, from 1950s ranches to brand-new builds
- Train access from Olde Town to Union Station
Choose Wheat Ridge if you want…
- Bigger lots and classic ranch homes, many ready for updates
- A quieter, smaller-town feel just minutes from Highlands, Berkeley, and Tennyson Street
- The Clear Creek Trail, the Ridge at 38 main street, and sought-after Applewood
Worth knowing: Wheat Ridge had the higher share of homes selling over list price (42.5%), probably because good homes on big lots are scarce. Be ready to move quickly on the right one.
Arvada vs. Westminster (South Westminster)
South Westminster, roughly the older neighborhoods south of US-36 near Federal and Sheridan, sits right next to east Arvada. Buyers often look at both. Westminster straddles Adams and Jefferson counties, and the south side is where you’ll find the city’s historic core.
| Arvada | Westminster (citywide) | |
|---|---|---|
| Typical home value | $600,934 | $527,400 |
| Change from last year | −2.1% | −2.6% |
| Typical time to pending | ~20 days | ~16 days |
| Sales over list price | 31% | 37.3% |
Zillow data: Arvada as of August 2026, Westminster as of June 2026. Westminster figures are citywide, and homes in south Westminster generally sit at the more affordable end.
Living in Arvada Is a Fit If You Want…
- Olde Town’s restaurants, shops, and events
- Jeffco Public Schools for most addresses
- More newer-construction options on the northwest side
Choose South Westminster if you want…
- A lower price point. Westminster’s typical value is about $73,000 less than Arvada’s.
- Westminster Station on the B Line to Union Station, plus quick access to I-25 and US-36
- Established neighborhoods and historic Westminster, with a shorter drive to downtown Denver
Worth knowing: Schools in Westminster depend on the address. Parts of the city are served by Westminster Public Schools, Adams 12 Five Star Schools, or Jeffco. Always confirm before you buy.
Looking at north Westminster instead? That area is usually compared with Broomfield. See my Westminster vs. Broomfield guide.
So, Is Living in Arvada Right for You?
- Want the full package of downtown charm, a train to Union Station, and lots of housing choices? Arvada.
- Want a big yard close to NW Denver? Wheat Ridge.
- Want the most house for your money near Arvada? South Westminster.
Values have dipped slightly in all three, and with buyers gaining leverage this fall, it’s a great time to tour. I’m happy to show you around.
