Property Description

Picture your bakery filled with morning conversation, a gallery showcasing local artists, or a specialty shop that gives travelers a reason to stop. At Sixth and Brownell, 710 6th Street offers a place to bring your business dream to historic Georgetown.

The sale includes the lots with the building plus an entire adjoining approximately 6, 241-square-foot creekside lot that extends across Clear Creek, bringing the combined land to approximately 16, 241 square feet. This unusual setting adds room to imagine a business experience shaped by the water, mountain scenery, and Guanella Pass views.

The Georgetown Loop Railroad draws nearly a quarter-million visitors across its operating season. Travelers returning from its Devil's Gate Depot pass this corner on their way into town. Imagine giving them a reason to stop for coffee, a meal, art, or shopping.

Built in 1876, the two-story building has historically housed retail uses from galleries to café and bakery operations, as well as a restaurant. Street-level commercial space and upstairs living quarters with a separate entrance offer flexibility for your vision.

Just off I-70 and about 45 miles west of Denver, Georgetown draws visitors to its walkable Victorian downtown, museums, galleries, and independent shops. Train rides, hiking, fishing, Guanella Pass drives, fall colors, Christmas Market weekends, and holiday trains give travelers reasons to return throughout the year. Create a place that becomes part of a visitor's Georgetown tradition and a favorite stop for neighbors.

Picture outdoor seating, coffee beside the creek, gardens, or seasonal vendors complementing your business. Food-truck use is another option to explore, potentially bringing activity to the property while renovation plans take shape, subject to Town approval.

The building needs renovation. Bring your vision and make your mark on Georgetown's next chapter. Buyer to verify intended uses, improvements, and required approvals.
